As Bizzi’s first project in the United States, 400 Fifth Avenue struck a rare balance between architectural achievement and development expertise – exemplifying why Bizzi is among the world’s most visionary development firms. The building’s development required a complicated series of approvals and negotiations; a restoration deal was struck with the owners of the former Tiffany & Co. building across the site, and Bizzi had to obtain approval from the New York Department of City Planning and the Landmarks Preservation Commission. Once approval was granted, Bizzi also negotiated for over 100,000 square feet of additional air rights above the building, ensuring that 400 Fifth would rise over 60 stories; a noteworthy height for the neighborhood, given that other buildings in the surrounding area are limited to 40 stories. As a result, 400 Fifth enjoys protected, 360-degree views of the city.

Gwathmey Siegel’s design for the building received unanimous approval from the Department of City Planning and has set a new standard for architecture in midtown Manhattan. Located in a privileged position on the northwest corner of Fifth Avenue at 36th Street, this striking 700 foot tower has a contemporary glass-and-limestone façade and is topped by an illuminated stainless-steel crown that sets it apart from neighboring buildings.

A 214-room luxury hotel, Langham Place, occupies the building’s first 28 floors. The hotel features chef Michael White’s celebrated Ai Fiori restaurant, in addition to a bar / lounge and state-of-the-art spa and fitness center. Floors 30 through 60 hold 164 luxury residential condominiums that range from one to three bedrooms, plus 4 exclusive penthouses. Condominium owners, who may enter their residences via the hotel lobby or a private residential lobby, have direct secure access to hotel amenities. They also enjoy exclusive access to a large residents’ lounge with a catering kitchen and private wrap-around terrace with an outdoor fireplace. All hotel services, including concierge and room service, are available to condominium owners.
