101 Leonard represents one of Bizzi & Partners’ most interesting projects to date. The meticulous renovation of this former office building translated into perfectly laid out floor plans which resulted in the fastest sell-out condominium of 2014. Through its collaboration with SLCE Architects, the real estate firm was able to create some of TriBeCa’s most coveted loft apartments in New York.

In the heart of TriBeCa

101 Leonard Street is a 12-story, 141,000 square feet condominium occupying a prime TriBeCa corner on the northeast crossing of Leonard Street and Broadway in the heart of TriBeCa, one of Manhattan’s most vibrant and sought-after neighborhoods. As one of the fastest-selling residential projects in New York City, The Leonard offers condominiums ranging in size from one to four bedrooms – with three penthouses with two private terraces – for an average unit size of 1,460 square feet.

The boutique condominium with 66 units

In developing 101 Leonard, Bizzi & Partners took a creative approach to convert an uninspiring office building into a stunning 66-apartments boutique condominium. The firm shifted the core of the building to maximize the prime retail space on Broadway and moved the residential entrance to Leonard Street – a more desirable address – creating a stunning new lobby to welcome the building’s residents and guests.

5-star loft apartments

The real estate firm converted the existing, underutilized offices into perfectly laid-out loft apartments in New York. Residents also get to enjoy a common roof deck with views of some of the most iconic NYC buildings, and two Penthouse owners enjoy their privacy. Due to the building’s landmark status, the façade was preserved and improved through a meticulous refurbishment. As a result, 101 Leonard is one of TriBeCa’s most elegant and efficient mixed-use buildings. The building, reimagined by Bizzi & Partners’ team, offers an array of unique amenities, including a state-of-the-art fitness center, children’s playroom, and an ample storage. Its new rooftop terrace, which includes a lounge area and a grill, offers sweeping views of TriBeCa, SoHo, the West Village, and Lower Manhattan. On the ground level, the building offers primer frontage for its retail space, and residents are within walking distance to the popular shops and galleries of neighboring SoHo.
