The Leonard is a 12-story, 141,000 square foot condominium occupying a prime position on the corner of Leonard Street and Broadway in the heart of Tribeca, one of Manhattan’s most vibrant and sought-after neighborhoods. One of the fastest-selling residential projects in New York City, 101 Leonard offers condominiums that range in size from one to four bedrooms – plus three penthouses with two private terraces – with the average unit comprising 1,460 square feet.

In developing 101 Leonard, Bizzi took an ingenious approach to converting an uninspired office building into a stunning 66-unit boutique condominium. The firm repositioned the core of the building to create space for prime retail on Broadway, moving the residential entrance to Leonard Street – a more desirable address – creating a stunning new lobby to welcome residents and guests alike.

The firm converted poorly used existing retail space into gracious loft apartments while also adding a common terrace and two private penthouse terraces to maximize outdoor space. Due to the building’s landmark status, the façade remained unchanged but went through extensive refurbishment for a fresh, modern look. As a result, 101 Leonard is one of Tribeca’s most elegant, streamlined mixed-use buildings.

The building offers a range of exclusive amenities, including a state-of-the-art fitness center, children’s playroom and extensive storage. Its new rooftop terrace kitchen and lounge (open to all residents) offers sweeping views of Tribeca, SoHo, the West Village, and Lower Manhattan.
